The work included renovations to a pair of student residence buildings on the main campus during summer recess. The houses: Morris and Lawrence were built in 1893 and are nearly identical in layout and appearance. Each of the four story masonry buildings has a floor area of approximately 35,000 USF including the basement.
Work in the houses included replacement of the existing steam heating system with new hot water radiation and DDC controls, a new high pressure steam service, make up air, bathroom core renovations, fire alarm replacement, ADA upgrades, electrical upgrades, communications upgrades, finish replacements, basement water mitigation, new windows, masonry pointing and site work. The project also included the installation of a new sub-surface drainage system below the basement floor of the existing building. The new drainage system included new piping, pumps, controls, excavation, backfill, patching, and all other incidentals required for a complete operational system. In addition, the interior spaces received a complete cosmetic upgrade with new finishes and color schemes that are individual to each house. The design team worked closely with the student residents to provide design selections that reflected the personality of each house.
