Featured Healthcare Project: Vivo and BW Kennedy create a new home for Dicerna at 75 Hayden Ave, NEREJ, April 2021

Dicerna Pharmaceuticals is a prominent name in New England’s biopharmaceutical sphere, developing and commercializing medicines to address genetic diseases.


Spanning two adjacent properties on the Hayden Avenue corridor, the company now occupies more than 175,000 SF of combined office and research facilities. Dicerna’s leadership enlisted VIVO to design a smart new office environment meeting their goals to improve communication and foster team wellness.


Beginning with their three story building at 33 Hayden, we expanded and transformed the existing research facilities from a dated and disorienting warren of rooms to a brighter, more open environment — adding a modern fitness center, a light-filled atrium, and outdoor patios. Facing fast-paced growth, Dicerna then secured the top floor of an adjacent new building under construction and our team moved quickly, implementing our existing design strategies, to create what is now their corporate headquarters. At the heart of the space is a large break room known colloquially as the “Cafetorium.” Complete with a full service kitchen, multiple AV presentation monitors and screens, and movable furniture, this inviting gathering space offers maximum flexibility for all sorts of events.


Dicerna was able to secure even more space on the first floor of the same building and a beautiful new welcome center features a large reception area, as well as multiple meeting and presentation rooms. It also includes seating for 80 more employees.

Our ongoing involvement with Dicerna Pharmaceuticals has allowed our firm to efficiently respond to our client’s growing needs. Spanning two adjacent properties on the Hayden Avenue corridor, Dicerna occupies an area approximately 175,000 SF of combined office and research facilities.

Beginning with the conversion of the 3 story, 80,000 SF building at 33 Hayden completed in October 2019, we expanded existing research facilities, and created a completely new office environment that facilitated communication and fostered the employee wellbeing the company is known for. The space was transformed from a dated and disorienting warren of rooms to an open environment replete with common amenities including a fitness center, outside patios, and common atrium.


Soon after occupancy, the company growth projections for the coming years required expansion. Dicerna secured 65,000 SF on the top floor of an adjacent new building under construction. Using the same models developed for the current property, the 4th floor at 75 Hayden is dedicated to office and office support. Large meeting and training facilities are distributed throughout the floor. A large break room known colloquially as the “Cafetorium” is the literal heart of the space. Complete with a full service kitchen, multiple AV presentation monitors and screens, and movable furniture, the space offers maximum flexibility of use for all sorts of events to bring the company together. The executive Leadership team has relocated to this floor, making the 75 Hayden property the Company headquarters. This project was completed in January 2020.

Halfway during construction of the 4th floor at 75 Hayden, Dicerna took the opportunity to secure the remaining suites on the first floor of the building. Conceived as ‘Welcome Center’ and the public face of the company, the 25,000 SF spaces feature multiple meeting and presentation spaces, and a large reception area. It also includes seating for an additional 80 employees. More importantly, the new space opens directly to the main building lobby, and is visible form the building’s entry courtyard. This project is nearing completion in Spring 2021.
