Built in 1973, the Hayden Street Research Campus has a 210,000 SF footprint spanning three floors. With Merck Pharmaceuticals remaining on the second floor, King Street Properties sought to re-design the rest of the building for multi-tenant occupancy.


The scope of work included the addition of new freight and passenger elevators, more robust loading docks with two new bays, a new stairway between the second and third floors for improved access to the parking facility, new tenant entries, a new covered walkway from the parking garage, and new windows on the building’s south side to enhance the ground floor level. Mechanical, electrical, and lab support systems were upgraded to support multi-tenant occupancy. As a tenant amenity, a fitness center was created with new restroom and shower facilities. Our partnership with KSP allowed us to further support the leasing team with detailed plans and provisions for future tenants.
